It’s your choice

Without out a doubt the single most important factor likely to affect both the value and your enjoyment of a property is its physical condition. Remember, even if you are obtaining a mortgage, it’s up to you who does the survey on the property. A mortgage valuation is in fact prepared for the bank or building society for the purposes of a lending decision only and does not constitute Ant form of detailed survey. Whilst a mortgage lender may insist on controlling who does a valuation, you can instruct whoever you want to provide you with a survey.

What sort of Survey do you require?

There are three main choices available to you, however we are happy to discuss any individual requirements you may have.

Market Valuation

You will be provided with a written report briefly describing the property together with a general comment on its overall condition and any features that may affect the value, as well as our independent opinion of the market value of the property in its current condition. In addition you will be provided with an assessment of the estimated current rebuilding cost of the buildings for insurance purposes.

Homebuyer Survey & Valuation Service

A more detailed report designed for traditionally built property constructed post 1850. This is a concise, easy to read report on the general condition of the property. In it we will identify significant defects and repairs that are essential at the time of our inspection. This report will also contain our opinion of market value of the property in its current condition and you will be provided with an assessment of the estimated current rebuilding for insurance purposes.

Building Survey & Valuation

This report incorporates a thorough and detailed inspection and provides you with sound independent, professional advice on the state if repair and condition of the property. We will identify any major defects or essential repairs to enable you to make an informed decision about your intended purchase and advise you of liabilities of the future.
