Selling Your Property
Once you have decided to sell your property, you may want to take some time to inspect your home from a buyer’s viewpoint.
Shampooed carpets, a freshly painted ceiling or a repaired cupboard won’t cost the earth, but, could prove to be, the best investment you ever make.
Remember, by reducing the reasons you give a buyer to reduce his offer, the nearer you get to your price.
Repairs
If you have any major or minor faults that you haven’t ‘got around’ to fixing. Fix them now.
Remember, you will never get a second chance, to make a first impression.
A simple “Check list “may help;
- Treat damp, or any dry rot.
- Check doors and windows open / close smoothly
- Check the roof for missing tiles etc.
- Replace dead light bulbs.
- Fix dripping taps.
- Mend loose / replace broken handles.
- Check all cupboards / drawers open and close smoothly
- Ensure door bell works
- Re-stick any peeling wallpaper.
- Fill and sand smooth any small cracks.
- Paint over any dirty patches on walls.
Refurbishments;
Modern living has reduced the willingness to buy property with a view to “fixing up”. Generally, house buyers want to move into a property that they can “live with”. With this in mind, a seller will have much more success selling a property that is decorated tastefully, in neutral soft tones, this scheme reduces the chances of clashing with prospective buyers furnishings.
Wherever possible, always use to your advantage, what are considered strong selling points, re-open or refurbish fireplaces, emphasise high ornate ceilings, wooden flooring and large picture windows
Outside View
Any prospective buyer’s first view of your property is from the outside.
Remember that the outside is part of the “deal”, and, as such, requires the same attention as the interior.
Many a prospective buyer has, after “viewing” a front garden strewn with rubbish on a foot high lawn, walked past, never to return.
Ensure paths are free of bikes, discarded household items and proof of a visit from next doors dog.
Taking time and effort with the outside will greatly increase the chances, of getting a prospective buyer on the inside.
Clean & Tidy.
Here, once again, put yourself in the shoes of the buyer.
Nothing is more off-putting to a prospective buyer than being confronted with an untidy, dirty, or smelly house to view, be assured, viewing won’t take long.
Cleaning and tidying your home before visits from prospective buyers won’t increase the value, but it will, without doubt, increase the chances of selling.
Windows, if required, should be cleaned, all carpeting, upholstery and soft furnishings too. Particular attention should be given to kitchen and bathroom areas, all surfaces look better “clutter free”.
Always avoid cooking food that creates a strong and lingering after odour, you may not notice it, but your visitor will, similarly, if possible, avoid smoking indoors, few things are more disturbing to a non-smoker than the smell of stale tobacco smoke.
